We help you deal with tenants, coordinate maintenance, and minimize your overall risk and exposure.

We proudly offer three packages with rates ranging from 7.9% (the Standard Package) to 12.9% (the Platinum package). We also charge a marketing and leasing fee of 60% of the first month’s rent for all monthly management plans.

When you want a qualified tenant without the hassle, our Lease Only plans are the solution. A lease only service provides the rental property owner access to our advanced advertising and market reach while still managing the day to day operation of a rental property after qualified residents are placed. We will advertise, show your property, and thoroughly screen applicants to fill your rental property with a quality tenant.

Note: Rent-Ready preparation service available with an additional charge.

LEASE ONLY

  • Manage rental inquiries and conduct property showing to prospective applicants
  • Provide weekly rental inquiry report
  • Provide current and state-specific residential lease agreement from reputable resources
  • Include appropriate addenda to meet owner requirements (smoking rules, pet policy, landscape policy, etc.)
  • Manage and document the move-in process and provide a report for the owner’s record
  • Execute lease signing with the tenant(s)
  • Collect security deposit and 1st-month rent and transfer fund to the property owner

Tenant Replacement Guarantee

We don’t want you to experience the stress of having a tenant walk away—leaving you with an empty property, no rent to pay the mortgage, and the expense of finding a new tenant. So if we place a tenant with you and that tenant vacates your property before the lease expires, we will find you a new qualified tenant for free. (Included in the Gold Plan)


Eviction Protection Plan

We understand the challenges that come with evicting a tenant. With the Risk-Free Eviction Guarantee, we will pay the legal fees and court costs (typically $800 to $1,000) in connection with an Uncontested Unlawful Detainer Action for all tenants we place in your property. (Included in the Platinum Plan)


Periodic Maintenance Evaluation

We stand behind our commitment to relieving your hassles and make sure your property is maintained properly, that’s why we perform periodic maintenance inspections. We inspect the property both inside and out to ensure tenant compliance and assess property condition. (Included in Platinum Plan)


Landlord Rent Default Insurance

Landlord Rent Default Insurance indemnifies landlords for up to three months of loss of rent resulting from a tenant defaulting on rent payment. Our Platinum Plan provides landlords with peace of mind knowing that they can protect the rental income used to service the mortgage, pay property taxes, or maintain the unit.
